Service Overview

What Is Roof Leak Detection?

Quick answer

Roof leak detection is the process of tracing water that appears on ceilings, walls or in the attic back to the point where it enters the roof, such as damaged or missing shingles, worn flashing, holes around equipment and vents, or gutter problems, using inspection, moisture readings and thermal imaging. Because water travels along the roof deck and framing, the entry point is often far from the stain.

Leaking roofs are one of the most common causes of water damage in homes. They are caused by missing or damaged shingles and granules, blocked gutters, wind and storm damage, poor-quality roof connections and holes in the roof. If your roof is more than 30 years old, you should expect these problems.

Roof leaks are hard to trace because water rarely drips straight down. It runs along the underlayment, rafters and ceiling joists before it finds a place to show, so the stain on your ceiling may be several feet from where water is actually getting in. That is why guessing at the source so often leads to repairs that do not stop the leak.

We locate where the water is entering and how far it has spread, then explain the findings so the right repair can be made. You will know the total cost of any repair before repair work begins.

Causes

What Causes a Roof to Leak?

Most roof leaks come from a handful of predictable causes.

  • Damaged or missing shingles. Wind, storms and age crack, lift or remove shingles and expose the underlayment.
  • An aging roof. Depending on the materials, roofs can last anywhere from 10 to 50 years. Metal roofs can last much longer unless they are damaged.
  • Worn or missing flashing. Flashing is thin metal sealed in place to create a watertight barrier at joints, valleys, walls and chimneys. When it wears or comes loose, water gets in.
  • Holes and penetrations. Openings from equipment installation such as satellite dishes, falling tree branches or other debris let water through.
  • Gutter problems. Blocked or improperly installed gutters expose the roof edge to long periods of moisture.

What a leaking roof can do to your home

Once water gets in, it spreads. Left too long, it can ruin rugs, fabric, records and books, damage metal surfaces and cause wood furniture to swell and come apart. Wet insulation loses effectiveness, ceilings stain and sag, and mold can develop in the attic. Standing water should be removed and the source identified as soon as possible.

Insurance

Home insurance policies often cover water damage from sudden events but not damage caused by lack of maintenance. Check with your insurance company about your coverage, and take photos of any damage you find.

How It Works

How We Trace a Roof Leak

  1. Map the Interior Damage

We note where stains, drips and damp areas appear inside and when they occur.

  2. Inspect the Attic

Moisture readings and thermal imaging follow water back along framing toward the entry point.

  3. Check the Roof Exterior

Shingles, flashing, penetrations and gutters above the wet area are inspected.

  4. Explain the Findings

You get the entry point, the extent of moisture and the repair cost before work begins.

Why It Matters

Why Professional Roof Leak Detection Matters

  • Repairs that work. Patching where the stain is, instead of where the water enters, often fails to stop the leak.
  • Hidden damage found. Wet insulation, framing and attic mold are identified before they get worse.
  • Protect belongings. Stopping the leak quickly protects furnishings, records and finishes below.
  • Safety. Assess roofs from the ground rather than climbing up, especially after storms.

Why is the ceiling stain not directly under the roof leak?

Water runs along the underlayment, rafters and ceiling joists before it finds a place to drip, so the stain can be several feet from where water is actually entering the roof.

Damaged or missing shingles, worn or loose flashing, holes from equipment installation or falling branches, blocked or poorly installed gutters and an aging roof.

Depending on materials, roofs can last anywhere from 10 to 50 years. Metal roofs can last much longer unless damaged. Roofs older than about 30 years are more likely to develop leaks.

It helps. Thermal imaging reveals wet insulation, drywall and roof deck areas, which narrows the search for the entry point. Findings are confirmed with moisture readings and inspection.

It is safer to inspect from the ground with binoculars, especially after storms. Look for missing shingles, debris and damaged flashing, and leave roof access to professionals.

It depends on your policy and the cause. Sudden storm damage is often treated differently from wear and lack of maintenance. Check with your insurer and document the damage with photos.
